Current Status of the Housing Market in Every State

The American housing market has been rather volatile throughout the 2020s, weathering such storms as the COVID-19 pandemic, inflation and high mortgage rates. That has left it increasingly difficult to afford. For as many markets as appear to be skyrocketing in value, there are those that seem to be on very shaking ground.

Knowing where the housing market stands in each state can provide potential homeowners with a valuable map as to where — and when — they should purchase a new home.

That’s why GOBankingRates recently set out to quantify the current status of the housing market in each of America’s 50 states. To do so, GOBankingRates used Zillow’s October 2025 data, which offered the average value of single-family homes in each state and how much they had gained (or lost) in value across the past two years.

What this study revealed might surprise you. While a few states are doing exceptionally well with dizzying high gains in market values, the housing market in a number of other states is not only flattening, but outright nosediving. If you’re hoping to buy a home in 2026, this study will show you the states to avoid and the states where the market is growing.

Key Findings

  • Hawaii living comes at a cost: The Aloha State is notable for its lovely weather, gorgeous views and a very high cost of living commensurate with that beauty. The average home value there in October 2025? A staggering $959,688.
  • Home values in Illinois have increased more than any other state in the last year, making a 4.3% jump in worth.
  • In New Jersey, home values have jumped in value by 11.7%, more than any other state.

Methodology: For this piece, GOBankingRates used Zillow’s October 2025 Single-Family Residence (SFR) home value data to discover the current state of the housing market in every state. First, for each state GOBankingRates found the following: (1) October 2023 SFR home value; (2) October 2024 SFR home value; (3) April 2025 SFR home value; and (4) October 2025 SFR home value. With these figures collected, GOBankingRates next found the following for each state: (5) two-year (October 2023 to October 2025) change in SFR home value; (6) one-year (October 2024 to October 2025) change in SFR home value; and (7) six-month (April 2025 to October 2025) change in SFR home value. All data was collected on Dec. 9, 2025.
