On Friday Digital Realty Trust, Inc. ( DLR ), a REIT focused on technology based real estate, reported a rise in earnings and revenues, surpassing Wall Street analysts' estimates.

The San Francisco, California based company reported funds from operations (FFO) of $157.4 million, or $1.13 per share, compared to $140.7 million, or $1.01 per share, a year ago. Analysts estimated the firm would report FFO of 99 cents per share.

The third quarter net income of DLR was $56.9 million and the net income available to common stockholders was $45.6 million, or 37 cents per share,up 19.4% from 31 cents per share in third quarter of 2011.

FFO is the preferred metric to value Digital Realty's earnings.

The company reported revenues of $342.5 million in the third quarter of 2012, up 25.2% from $273.5 million in the third quarter of 2011. Analysts estimated $315.22 million in revenues for DLR.

Digital Realty Trust shares were flat in premarket trading on Friday.

Shares of Digital Realty Trust ( DLR ) have a 4.55% dividend yield, based on last night's closing stock price of $64.12. The stock has technical support in the $60 price area. If the shares can firm up, we see overhead resistance around the $68-$70 price levels.
